Plans are under way for another hotel and apartment high-rise near the Country Club Plaza

By conventional standards, buildings 10-13 stories in height aren’t really high-rise structures. But placed in or near the Country Club Plaza, such buildings earn the high-rise distinction.

The Plaza area may get another two tall buildings in the near future. A developer has designs for a 168-unit apartment building and a nearby 252-room hotel at 46th Street and Wornall.

The buildings would replace surface parking lots that currently wrap around the Residence Inn at 46th Terrace and Broadway.

The developer is an entity named Plaza Hotels LLC, which isn’t currently registered as a business with the Missouri Secretary of State. The developer is represented by Polsinelli. Chase Simmons, a real estate attorney with Polsinelli, was not immediately available for comment.

The architecture of the building appears, based on renderings obtained by The Pitch, to be a distinct departure from the conventional, Spanish-themed design that accompanies most of the rest of the Plaza and its surroundings. The project would include a restaurant, a hotel event space and a retail bank location.

The apartment building would reach 13 stories above street level, while the hotel would be a 10-story structure, according to plans.

The project would be the latest in a run of Plaza-area developments. Prolific Kansas City developer Ken Block leads a team that is replacing the Victory Court apartments with a 12-story office tower. Price Development Group recently opened 46 Penn, a high-priced apartment building at 46th Street and Pennsylvania.

The property is currently owned by Commerce Bank. Highwoods Properties, which owns the true Country Club Plaza, has put the asset up for sale in a deal that may close early in 2016.

It’s not clear yet whether the Plaza Hotels LLC has sought, or will seek development incentives. But given the type of project that it is, it’s almost certain that it will request incentives and only slightly less certain that it will receive them.
